A shared vision for Ferny Hills

City of Moreton Bay invites you to have your say on the future of Ferny Hills by reviewing the draft Ferny Hills Precinct Planning Future Directions Report.

The Ferny Hills Precinct Planning Future Directions Report (the draft report) has been developed with input from the local community to create a shared vision for future growth and development within the project area. The draft report outlines how parts of Ferny Hills can best harness the opportunities of population growth in City of Moreton Bay over the coming decades, while fostering and enhancing the distinct leafy local identity of the Hills District.

The draft report is about creating a safe, connected, and welcoming place for everyone. It looks at ways to thoughtfully guide future growth in parts of Ferny Hills, by considering:

  • how land is used
  • the kinds of buildings that might be needed and what they should look like
  • how future development can contribute to what makes the area special and unique
  • how people move within the project area.

Through these considerations we aim to support more diverse housing options and affordable living, increase local job opportunities and enhance local lifestyle through amenities and infrastructure, so people of all ages can continue to enjoy living in the area. We must also balance these housing and lifestyle goals with environmental considerations and our commitment to preserve 75% of our city as rural and natural spaces.

The draft report also responds to the housing objectives set by the Queensland Government’s ShapingSEQ 2023, which outlines that City of Moreton Bay must plan for an additional 308,300 residents and 125,800 new homes by 2046. The draft report supports these goals by offering a clear plan for growth that promotes development near existing infrastructure and services.

Once finalised and approved by Council, the report will guide changes to the local planning rules in the Planning Scheme by providing a locally specific framework for future development in the project area. This means when development occurs, we will be moving towards a shared vision for the area.

Community feedback on the draft report is open until 4pm Thursday 9 April 2026.

If you have provided your email address or other contact details, Council may contact you regarding the project. Council will also use your personal information to update Council’s customer information records and to contact you about other functions of Council.

Project Background

City of Moreton Bay launched the Ferny Hills Precinct Planning Project in May 2025 to guide future growth and development, while recognising and enhancing local identity. Through the Precinct Planning project, we are focusing efforts on locally specific ways to:

  • encourage greater housing choices for families, workers, and downsizers
  • improve movement and connectivity to key destinations across the area
  • create vibrant, safe public spaces where people can meet, interact, and feel welcome
  • celebrate and strengthen local identity through thoughtful design and planning.

Precinct planning addresses local planning matters that can be changed or improved by regulating new development (typically over a 10-plus year timeframe). Growth in existing neighbourhoods is inevitable, but it needs to be done in consultation with the local community to better accommodate growth and creating better places to live. That’s why we engaged with locals, to help us better understand what is loved about the area and keep what makes it special and unique front of mind as the project progresses.

Why are we planning in Ferny Hills?

South East Queensland is changing and growing like never before as people continue to move to our beautiful slice of the country. In response to that, City of Moreton Bay has been earmarked by the Queensland Government as a key piece of the growth puzzle to support significant population growth over the coming decades.

The Queensland Government’s ShapingSEQ 2023 requires City of Moreton Bay to plan for an additional 308,300 residents and 125,800 new homes by 2046. We are addressing this requirement through different planning mechanisms across the city, such as precinct and neighbourhood planning. Parts of Ferny Hills can help meet our housing and environmental objectives, by increasing housing supply and diversity in existing urban areas.

Ferny Hills is a well-located suburb with existing local shopping, lush recreation parks and access to Kedron Brook. The investigation area in Ferny Hills is close to the Ferny Grove train station.

What you have told us in earlier phases

Between 19 May and 16 June 2025, we invited the community to tell us what makes Ferny Hills special via a pin map and vision wall.
